Phoenix, Arizona

Cost: $92 million
Project Overview: The Albert Group managed the proposed re-zoning and development of 415 condominium and apartment units on six acres in downtown Phoenix. The scope included managing the efforts of the architect, land-use attorney, public relations firm and traffic engineer in preparation of the master plan and design of five buildings with associated site improvements. With the land-use attorney, The Albert Group represented the client in meetings and public hearings with the neighbors, Planning Department and Planning Commission.


Trinity Place

San Francisco, California

Client: Trinity Properties
Project Size:  1,147,000 sq. ft.
Cost: $90 million (first phase)
Project Overview: On behalf of the client, The Albert Group conducted a national search for an architect to design a five-phase, 1,400 unit, high-rise apartment complex on an urban site in San Francisco. A master plan was developed for the entire four acre site with the buildings placed to allow subdivision of the property, providing the owner with the ability to develop or sell any or all phases. The Albert Group selected the design team and coordinated the efforts of the land-use attorneys, public relations firm, lobbyist and environmental consulting firm.


Lifesparc

Hollister, California

Client: Nippon Kayaku Company
Project Size: Three-building, 15-acre manufacturing campus
Cost: $8.7 million
Project Overview: The Albert Group evaluated the client’s program and redesigned the architect’s site plan to allow for expansion of two additional buildings on the same parcel of land. Budget development, selection and coordination of consultants, contract document review, contract negotiations, scheduling, construction management, and cost/quality control measures were all included in the scope of services provided.


Sierra Vista Mall

Clovis, California

Client: Citicorp Real Estate
Project Size: 115,000 sq. ft.
Cost: $8.4 million
Project Overview: Acting on behalf of the mall owner, The Albert Group worked closely with Sears to construct a third retail anchor on an existing parking lot.  The Albert Group represented the client before City agencies and secured necessary approvals as well as negotiated the extent of required off-site improvements to adjacent streets and intersections.  Additional responsibilities included budget development, selection and coordination of consultants, construction document review, permitting, contract negotiations, scheduling, construction management, and cost/quality control.


Josephine Place

Denver, Colorado

Client: Hill Companies, LLC
Project Size: 202,000 sq. ft.
Cost: $32 million
Project Overview: Selected and managed the development team for 112 unit condominium project near University of Denver. Project consisted of seven stories above grade with two levels of underground parking. With a structural frame of cast-in-place concrete, the floor slabs were post-tensioned.  Managed the project through issuance of permits and negotiated a guaranteed maximum price for construction.


Inland Center Mall

San Bernardino, California

Client: Inland Center
Project Size: 1,000-stall garage, mall upgrades and site improvements
Cost: $34 million
Project Overview: The mall management company provided the owner with an initial budget of $42 million for a project that included a new parking garage, new entrances, relocation of utilities, site improvements and the foundation for a new department store. Given the challenge to evaluate the budget, The Albert Group strategically changed the focus and method of delivery of the project, saving the client $8 million.  The Albert Group served as the owner’s representative in overseeing the entire project, design through construction.


Centennial Gardens

Hayward, California

Client: Inter Coastal Group of Companies
Project Size:  183,750 sq. ft.
Cost: $92 million
Project Overview: Searching for a viable development plan for a troubled asset, the owner retained The Albert Group to study potential options. The Albert Group recommended and was retained to direct the preparation of a master plan and building designs for the proposed development of 450 condominiums constructed on top of a municipal parking garage as well as renovation of an adjacent ten-story building. The Albert Group negotiated terms of the garage purchase and development fees with the City, represented the client in meetings and public hearings with the Planning Department, Planning Commission and City Council including presentations of the project to each body.


153 Kearny Street

Project Size:  82,000 sq. ft. 
Cost: $13 million
Project Overview:  The Albert Group managed the proposed conversion of the top five floors of a seven-story office building to 45 condominiums. The scope included coordinating the preparation of air-space parcel maps and homeowner’s agreements. The Albert Group evaluated the existing structural, mechanical and electrical systems for potential re-use  and managed the preparation of the design, construction cost and pro forma. In addition, The Albert Group met with City agencies to discuss building code and planning issues related to the conversion and secured their approval.


One Ecker Street

San Francisco, California

Project Size: 77,050 sq. ft.
Cost: $15.8 million
Project Overview: Retained by the owner to study development options, The Albert Group selected a design team and managed the preliminary design, construction cost and pro forma for conversion of this historic four-story warehouse/office building to residential condominiums. The existing structural, mechanical and electrical systems were evaluated for capacity and potential re-use. The Albert Group met with City agencies to discuss building code and planning issues related to the conversion and secured their approval.


Civic Plaza

Phoenix, Arizona

Client: Hill Companies, LLC
Project Size: 421,000 sq. ft.
Cost: $50.6 million
Project Overview: Based upon previous experience with parking garages, The Albert Group was retained to evaluate the structural capacity of an existing municipal garage and review applicable building codes. The Albert Group subsequently developed a design to construct two new levels of office space on top of the garage with a separate entrance and elevators. The Albert Group presented the project to the Phoenix Convention Bureau (garage owner) and City Engineer for consideration of a joint-venture development.
