Project Overview: This 22-story Los Angeles office building
was renovated and updated to be more competitive in the marketplace.
The property owners had received an initial estimate of $32 million
from a national construction management firm. In response, The Albert
Group devised an alternate renovation plan totaling $23.5 million,
which also allowed the building to remain occupied during construction,
greatly improving the anticipated cash flow. Highlights included asbestos
abatement, the installation of fire sprinklers and life/safety systems,
a lobby and ground floor renovation, a retail court and pedestrian
walkway, an elevator upgrade, and the design and construction of tenant
spaces. The project finished $5 million under budget and two years
ahead of schedule.
475 Sansome Lobby

Project Overview: Sixteen years after first renovating this office building lobby, the owner asked The Albert Group to do it all again. By removing the concrete and stone façade, the space was opened to the sidewalk and street beyond. A new structural glazing system reaches from street corner to street corner, increasing the lobby size while maintaining four small retail locations around the edges. The Albert Group successfully resolved substantial variations between the design drawings and existing conditions to create a fresh look for the 1968 high-rise.

Project Overview: Following an asbestos-related fire, this
22-story office building was fully contaminated and forced to close.
The scope included abatement of asbestos fireproofing, replacement
of the HVAC system and reconstruction of the elevator lobbies and restrooms.
In order to meet an aggressive, seven-month schedule for re-opening,
The Albert Group divided the building into three multi-floor work areas
and deftly managed the simultaneous removal of the asbestos by three
separate contractors. Working under full asbestos containment and often
separated only by the thickness of a sheet of plastic, the work was
successfully completed with no incidents of cross contamination between
work areas.
201 Post Street

Project Size: 97,000 sq. ft.
Cost: $36 million
Project Overview: After a faulty start with another firm, The
Albert Group was hired to take over the seismic retrofit and renovation
of this 12-floor office building. With the project already six months
behind schedule, The Albert Group first had to resolve outstanding
legal and financial issues, prepare a recovery schedule, and select
a new structural concrete contractor. Facing occupancy deadlines for
new tenants, The Albert Group assumed on-site management of the project
to assure completion on an accelerated schedule. Seismic retrofitting
was completed from the basement to the roof, new mechanical, electrical,
and plumbing systems were installed, and new elevator banks were constructed.
The project was successfully completed, under budget, only three months
behind the original schedule.
888 O'Farrell Street

Project Size: 366-unit apartment building
Cost: $10 million
Project Overview: As a result of design flaws and poor construction,
the two 10-story towers of this apartment complex suffered severe water intrusion
making some apartments uninhabitable. As construction managers for this high-rise
renovation, The Albert Group orchestrated mold remediation, a complete replacement
of the exterior building skin and windows, and upgrade of interior finishes.
Since the building was to remain occupied by tenants during the renovation,
The Albert Group developed a unique access plan using climbing work platforms
that encircled the exterior of each tower. The use of these moving platforms
allowed contractors to work simultaneously on multiple floors without interference,
resulting in an accelerated schedule and minimal tenant inconvenience.
Monadnock Building

Project Overview: After other construction managers failed
to meet owner expectations, The Albert Group was retained to complete
the renovation of this vintage survivor of the 1906 earthquake. With
only the lobby complete, The Albert Group directed 60,000 square feet
of interior building renovations as well as 140,000 square feet of
owner-builder tenant improvements. Highlights included asbestos abatement
and the build-out of tenant and public meeting spaces. Throughout the
renovation, The Albert Group worked to maintain and enhance the historic
and architectural integrity of this baroque/renaissance landmark.
275 Battery Lobby

Project Overview: The Albert Group was tasked with reviving an over-budget lobby design for this Embarcadero Center high-rise. By selectively removing a stone portal entry and a heavily detailed bronze ceiling, the secluded lobby was reunited with the street. An enlarged glass entry, new wood paneling and new interior lighting added daylight and warmth to the existing stone walls and floor.

Project Overview: Provided budget development and scheduling services during construction defect litigation for 233 unit condominium project. After successful resolution of claims, retained by home owners association to implement construction remediation project including replacement of over 1,000 windows, repair of EIFS façade, and waterproofing of building exterior to be completed while units occupied by residents.

Project Overview: Asked to convert this existing six-story office building into an art school, The Albert Group found that the electrical, gas, fire protection and HVAC systems were inadequate for the additional occupants and use. New services were added, restrooms were expanded and the structure was reinforced for culinary, audio, video and art classes.

Project Overview: This architecturally significant, eight-story
landmark was transformed into an updated office building. The Albert
Group first managed a $2 million seismic upgrade, including asbestos
and lead abatement, before serving as construction manager for the
nearly $4 million renovation. The building was brought up to code with
new mechanical, electrical and plumbing systems, elevator lobbies,
rest rooms and fire protection systems. The Albert Group then represented
the owner in completing more than $4 million in tenant improvement
construction.
49 GEARY STREET

Project Cost: $6.4 million
Project Overview: Planned and managed the seismic upgrade of this fully-occupied office building on Market Street. With all construction performed at night, the optimum locations for delivery of materials and workers were determined in order to avoid direct entry into tenant spaces. Located temporary barriers and established protocol for returning the building to full tenant use each morning.

Project Overview: Damaged by the 1989 earthquake, the property
was closed to tenants until repairs could be made. After the property
owner became dissatisfied with construction work completed on behalf
of the insurance company, The Albert Group was hired to complete the
project. Working under an accelerated deadline to accommodate leasing
agreements, The Albert Group managed the installation of new mechanical,
electrical and plumbing systems while overseeing the construction of
tenant spaces.
Ricard Memorial Observatory

Project Size: 7,000 sq.ft.
Cost: $1.5 Million
Project Overview: One of the first observatories in the Santa Clara Valley, The Albert Group managed the seismic retrofit and renovation of this 1928 building. The scope of work also included asbestos and lead abatement of the three observatory domes, new electrical and life safety systems and reconfiguration of interior spaces for use as new archaeology labs and classrooms. Work was completed without disturbing the existing observatory telescopes.
